How I work
- Work out the full budget. Alongside the property price, allow for legal fees, financing costs, any state charges and the costs of owning the home. Transfer duty depends on your buyer status, the property and the SPA date. The stamp-duty guide is a starting point; your solicitor can confirm the figures for your purchase. We can also consider costs or tax that may apply when you sell.
- Plan around your move. If your purchase needs state consent, we should allow for that in the timeline. Your financing terms also affect the budget. If you are considering MM2H, we can look at the current residency requirements alongside your property plans. Residency under the programme is separate from permanent resident status.
- Talk through the fit. If a home does not suit what you need, I’ll explain why. That could be the room layout, the monthly outgoings or the timing. We can compare another option, or leave it for now.
- Keep the details up to date. If a developer changes the plans or information needs correcting, I’ll explain what has changed and how it affects the options we are discussing.
What I focus on
At the moment, Khaya in Bangsar and Cappella on Jalan Ampang are two projects I am focusing on. If you are considering a different area or type of home, tell me what you have in mind.
