A brick is just a brick — until it isn’t.

Sometimes it’s the house your family grows into. Sometimes it’s the asset that keeps working after you stop. Sometimes it’s an address that says who you are — in a building only a few people will ever hold. Property is never light. That’s the whole point.

And heavy things are expensive to put down. Buy the wrong unit and the mistake doesn’t leave quietly — it’s a loan you carry for years, a resale you can’t get out of, an exit tax bill nobody warned you about.

So I don’t hand you a glossy view and a price. I hand you what sits underneath — the real entry cost, the state consent, the timeline that doesn’t match your plan. Especially if you’re buying from abroad, where most of what trips people up was never in the brochure.

I’d rather you walk in knowing the full weight of what you’re buying than walk out happy and find out later. Sometimes that means telling you things you’d rather not hear before you sign.

Why this site exists

Most property sites sell you a view. This one adds up the bill.

So this site is the homework, not the sales pitch. Guides, working calculators, real numbers, and the questions most people only think to ask after they’ve signed. Built for anyone buying in Malaysia — but especially if you’re buying from overseas, where you’re making a big call on a market you can’t walk around every weekend.

How I work

  • Full cost, entry and exit — not the sticker price. A RM1.5M unit isn’t a RM1.5M decision. From 2026 the stamp duty alone is 8% for foreign buyers, then legal fees, state consent, and an RPGT bill waiting at the other end. None of that is a reason not to buy — it’s a reason to know the real number before you sign, not after.
  • The parts of the process that catch people out. State consent adds weeks, sometimes months. Financing caps come in lower than most people expect. MM2H gives you residency, not PR, whatever a salesperson implied. None of it is a dealbreaker if you plan for it — it only hurts when nobody told you.
  • If a unit doesn’t add up, I’ll say so — and show you the why. I’d rather lose a sale than have you find out in year three. You can disagree with my read; at least you’ll have the numbers to argue with.
  • I get things wrong sometimes. A market moves, a developer changes the plan, a call I made looks worse two years on. When that happens I say so, and we work out what to do next. I’d rather be the agent who tells you he read it wrong than the one who goes quiet.

What I focus on

KLCC and TRX — branded residences, high-floor city stock, the addresses international money actually asks for. International buyers and MM2H. And investment-grade units across the Klang Valley and Malaysia’s tourism areas. Buying local at this level? You’re just as welcome — the homework’s the same.
