Who I am
I’m Jacky. I sell new launches, handle subsale, and manage rentals around the Klang Valley — so I see how these deals actually play out, not just how the brochure sells them. I started this site because buyers kept making the same expensive mistakes: paying costs nobody warned them about, missing a rule that cost them weeks, getting talked into the wrong unit. So I put what I know here. Think of it as what I’d tell a friend before he signs.
Common questions from buyers
Yes. Above a minimum price floor that changes by state, and with state consent on the title, which adds a few weeks. Get the floor and the paperwork right and the rest runs like any normal purchase.
How to buy guide →Stamp duty on the transfer, legal fees, and loan-side costs if you’re financing. On a KL condo that adds up to a few percent of the price. Budget for it before you commit, not after.
Stamp duty (2026) →Roughly three to six months for a completed subsale, SPA to completion. A new launch runs on the developer’s build clock instead. Buying from overseas adds the state-consent step on top.
How to buy →Yes, with a clean Power of Attorney. Get the wording and the stamping right and the signing happens without you in the room. That one document is where remote deals go wrong, so do it properly.
Buying from overseas / PoA →Depends on whether you’re buying and what your income looks like. MM2H is tiered and tied to a property purchase; PVIP is a pricier visa built on income, with no purchase required.
MM2H vs PVIP →Different strengths, not better-or-worse. KLCC gives you a track record. TRX gives you the future. Pick the risk you actually want to hold.
