HAUS, Andaman or Westfield for future rental? Follow the tenant’s route

Three future tenant routes: HAUS in SS15, Andaman in Bandar Sunway and Westfield in USJ 1
Three areas to test. Editorial comparison graphic, not a scale map.

When a tenant gets home after classes or work, the route from the door to their room becomes part of the home. For a Subang apartment you plan to rent later, HAUS ON 15, Andaman @ Bandar Sunway and SCP Westfield Residences lead to different everyday trips. Might your future tenant study or work around SS15, Taylor’s Lakeside or Sunway? How would they get home?

These options ask you to wait until around 2030 or 2031, so they make more sense for a later rental plan than an immediate one. If that timing works for you, imagine the tenant’s weekday: the journey, the room they return to and the handover date that lets them move in. Price and current availability can follow once an option still feels right.

Follow the weekday route, then place the handover on your calendar

HAUS’s July 2026 project FAQ estimates completion in Q1 2030. Andaman’s current developer APDL gives July 2030, while SCP Westfield’s gives March 2031. These are project-level expected dates, not a promise of when your chosen unit can be let. Check the SPA and handover terms before planning the first rent.

Open HAUS Type A (690 sq ft), Andaman Type B (734 sq ft) and Westfield’s 768 sq ft layout first. They are close enough in size to compare how a resident might use the rooms, but each sits on a different daily route. That route may matter more than the small difference in floor area.

The dates and sizes above come from developer material available on 25 October 2026. They are brochure plans, so ask which units are actually available. Tenure differs too: HAUS and Westfield are marketed as freehold, while Andaman’s APDL states a leasehold ending in 2093. The selected unit’s documents settle the detail.

Where would your future tenant go each day?

SS15 colleges or LRT · HAUS

If the future tenant studies around SS15 or takes the SS15 LRT, HAUS is a useful place to begin. Picture the trip from home to the entrance they would use, a meal after class, then the way back in the evening. The whole route matters as much as the project name.

Taylor’s Lakeside · Andaman

If Taylor’s Lakeside is where your future tenant spends the day, Andaman belongs in the comparison. Think through the trip to the campus entrance and back after class. If a ride is part of the routine, the pick-up point and traffic at that time shape the journey too.

Sunway / Monash by BRT · Westfield

For someone going to Sunway or Monash by BRT, Westfield may fit. The routine includes more than the ride: getting to the stop, waiting, travelling and walking onward. Put that daily trip beside the later handover date and see whether both suit your plan.

HAUS’s saleable apartments are in Blocks A/B. Block C is separate, non-saleable student accommodation with its own access and facilities. It does not come with an allocated tenant for an apartment purchase. Gamuda Land’s SS15 LRT distance is a 500 m map radius; try the actual walk.

At HAUS, would residents share a living room or have more separation?

Type A and Type E show two different ways people might share a home. Type A is more compact, with both bedrooms opening to one living and dining space. Type E has more rooms and a shared foyer leading to separate sections. They are different layouts and different sizes, so the choice is about how residents would live, not a same-price comparison.

Type A · 690 sq ft

Two bedrooms · two bathrooms

In Type A, both bedrooms lead to the shared living and dining area. That can suit people who expect to live together and are comfortable sharing the common space.

Type E · 980 sq ft

Three bedrooms · three bathrooms · triple-key

Type E’s entrance opens to a shared foyer, then into three separate sections. The living area sits in the left section, so the residents do not share that space in the same way as they would in Type A.

Type E · 980 sq ft — original floor plan

Follow the route from each bedroom to a bathroom and kitchen. Would the people you have in mind be comfortable with that arrangement? If separate room or section rentals are part of the plan, the selected unit’s management rules decide what is allowed.

Andaman also advertises dual-key layouts. Compare one of those actual plans if that setup matters to you; bring Westfield into this part of the comparison only once a suitable plan is confirmed.

A nearby campus tells you where people go. Current room listings show what they can rent today.

If you are considering room-by-room letting, current ads in completed buildings can show what a tenant may be choosing from along the same daily route. In examples checked on 21 October 2026, furnished single-occupant common rooms at The Grand SS15 were advertised around RM1,000 to RM1,300 a month. DK Senza on Jalan Taylor's had furnished common-room asks around RM900 to RM1,400 in September. In USJ 1, Kenwingston Skylofts showed a furnished common-room ask of RM1,200 in August. These are asking rents in different completed buildings, not forecasts for HAUS, Andaman or Westfield. Room size, furniture, utilities, sharing rules and the walk to campus all change what a tenant is comparing.

Nearby student numbers give context, but they cannot tell you how many people will be looking for a room in your building when it is ready. Monash Malaysia reports 13,800 students as at 31 December 2025. Sunway University’s 2024 annual review stated a goal of 25,000 by 2030; that is a target, not today’s count. Monash also plans an additional campus in central KL from 2032. As handover gets closer, the useful picture will be the rooms available then, campus accommodation and the actual letting rules.

Narrow the list before you arrange viewings

Before choosing a gallery to visit, decide who you hope to rent to and how late you can accept the handover. A student’s walk after class, a working tenant’s route home and the layout they return to are the heart of this comparison. Public launch prices help set a rough budget, but can refer to a different unit type or earlier release. Once an option stays on your list, ask for its current unit price, maintenance charge and letting rules.

Start with the HAUS ON 15 project page and its original plan, then compare the Andaman developer page and SCP Westfield developer page. If timing, price or layout rules take one option off your list, two focused visits will tell you more than three brochures.

Room examples are dated platform advertisements, not completed lettings; they may have changed or been withdrawn. Distances and travel descriptions are developer statements, not measured door-to-door journeys. Project dates, layouts, tenure and selected-unit prices must be rechecked. This guide does not forecast rent, yield, occupancy or approval to split a unit for letting.
