What does a condo cost to hold each month in Malaysia?

When the keys are handed over, the loan instalment is easy to picture. The first bank debit is not the whole cost of living there. Building charges keep coming, utilities need paying and something will need repair eventually. Put those everyday costs in the same picture before deciding whether the home feels comfortable to own.

Give every monthly cost one place on the page

CostWhat to ask forHow to use it
Loan instalmentA bank quotation for your profile and the selected unitUse the quoted monthly amount, not an online example.
Maintenance chargeThe latest bill or written developer scheduleNote whether it covers the selected parcel and car park.
Sinking fundThe latest bill or written contribution scheduleKeep it separate from the maintenance charge.
Assessment tax, or cukai taksiranThe local council’s current billNote when this bill is due.
Quit rent or parcel rent, cukai tanah or cukai petakThe current land-office bill or management statementCheck which applies to the title and who pays it.
InsuranceThe building cover and your own home or contents quotationCheck what the management policy already covers.
Utilities and internetYour likely usage and service plansInclude basic charges even if you will be away.
Repairs and replacementsYour own cash bufferKeep room for air-con servicing, appliances and wear.

The bank’s monthly quotation is one line. The home’s own building bills, expected utilities and a sensible repair allowance fill in the rest. Put them together for each unit and you get a more useful monthly picture than a generic RM-per-sq-ft estimate.

Two strata charges are easy to mix up: maintenance and the sinking fund are separate contributions. In Selangor, parcel rent for a strata title replaces the land-tax bill for that parcel, while assessment tax remains a separate local-council charge. If the building is still under a master title, the land-tax bill may remain at that level and be handled through the JMB. Ask management or the land office which arrangement applies to the building, then use its current bills so the same unit is not counted for both quit rent and parcel rent.

Moving from a landed home to an apartment?

Leaving a landed home for an apartment changes which bills arrive. Put the current home’s upkeep and utility bills beside the apartment’s written charges and see what each amount covers. A private lift lobby or shared facilities may be part of the appeal, but they do not tell you the monthly cost. If you are looking for a PJ family home, see Accent’s three- and four-bedroom plans; the design is preliminary, so ask for the current charging schedule and when charges begin.

If rent is part of the plan

When one tenant moves out, the next may not arrive straight away. Building charges and any loan instalment continue during that gap, while letting, cleaning or repairs can add to the bill. Rental income may be taxable in Malaysia depending on your circumstances, so have a tax adviser check that part. A headline rental yield helps you compare, but it is not the amount you take home.

Before you pay or sign, gather the current figures

Before paying or signing, gather the figures for the exact home: its unit and car-park details, current SPA/List price, latest maintenance and sinking-fund amounts, and the most recent assessment and land or parcel-tax bills available. For a new or refurbished developer unit, ask which charges are estimates and when they begin. Your bank can explain the financing, and your solicitor can explain the purchase and ownership documents. With those answers beside the plan, you can see what the commitment looks like.

Bring the costs back to the home on your shortlist

If you are weighing a particular project or layout, tell me whether you picture living there or renting it out. I can help request the current unit and building charges, then put them beside the other costs you are considering.

This is a planning checklist, not a quotation, tax advice or a promise about a project’s current charges. Confirm figures with the seller or management, bank, local authority and your advisers.
