Does the Foreign Buyer Price Floor Include Parking or Fees?
Reviewed 24 October 2026 · Jacky Yong, REN 77674
The home is close to your budget, but the quote includes parking and separate building charges. Which part counts towards a foreign-buyer price floor? The banner price alone cannot answer that. It depends on the state’s current rule, the property and title, and the price basis in the transaction documents.
What is part of the purchase price, and what is a separate bill?
Maintenance or service charges pay for the building’s running costs. They do not increase the purchase price for a foreign-buyer threshold. Keep them in your monthly budget, but separate them from the unit price when you look at eligibility.
Parking needs its own look. It might be bundled with the home, or recorded under a separate title or contract item. That difference means you should not assume every car-park price counts toward the residential threshold. The state’s treatment of this unit and parking arrangement is what matters.
What price basis will the state use?
The SPA price and the figure used for a state eligibility decision may be different. Put the SPA price, parking allocation and separately priced items in writing, then have the relevant state price basis confirmed for the home you are considering.
- Get the project, unit, title type and car-park arrangement.
- Ask for written details of the SPA price, parking allocation and separately priced items.
- Ask the conveyancing solicitor or relevant state office which amount and documents apply to this unit.
If you are comparing homes, the state-by-state minimum-price guide explains state references and title categories. The foreign-buyer guide covers the wider eligibility and purchase questions.
When the price is close, what should be settled before payment?
When the price is near the threshold, it helps to settle the price treatment while the home is still on your shortlist. Get the unit and applicable price basis confirmed in writing before paying a booking fee or signing, rather than relying on a verbal estimate. State rules differ, and any special-programme terms must fit this buyer and property.
