Here’s my read: the number that matters is not always the big number on the brochure. What the state counts can be different from what you expect, and buyers get caught by it.
First, how the floor works
Every state sets its own minimum price a foreigner can buy at. It is not one fixed number for the whole country, and it changes from time to time. What usually counts, and what doesn’t
- Car park: sometimes it is built into the price, sometimes it has its own separate title (its own ownership paper). That changes the number the state reads.
- Service charge / maintenance: this is a monthly fee to run the building. It is not part of the buying price, but people mix the two up.
- SST, legal fees, “free” renovation or furnishing: rebates and freebies can quietly move the real price up or down.
The safe move is simple: don’t measure yourself against the poster. Ask the developer or your lawyer to confirm, in writing, exactly what sits inside the price the state will check for consent (the government’s yes that lets a foreigner’s name onto the title).
