What Is TRX? Tun Razak Exchange, Explained (2026)

📅 Last verified: June 2026. Figures here are indicative and move often — anything marked should be reconfirmed before you rely on it.

The short version

  • TRX (Tun Razak Exchange) is Malaysia’s first purpose-built international financial district, in central KL.
  • It was built from scratch around a dual-line MRT interchange, green-certified towers, and tax incentives.
  • For buyers: freehold residences, a growing finance workforce, and a newer alternative to mature KLCC.
  • For occupiers: move-in-ready Grade-A offices with real policy perks.

What TRX is

TRX is a master-planned financial district in the heart of Kuala Lumpur — anchored by Exchange 106 (one of the country’s tallest towers), The Exchange TRX mall and rooftop park, plus Grade-A offices and residences. Think of it as Malaysia’s purpose-built answer to a Canary Wharf or Marina Bay: a financial centre designed on a blank sheet rather than grown organically. †

Why it exists

The idea is to concentrate banking, fintech (financial-technology firms), and professional services in one connected, modern, ESG-compliant (Environmental, Social and Governance) precinct — and to pull regional headquarters to KL.

What makes it different from an organic district like KLCC

  • Built around transit. Every tower sits on the city’s only dual-line MRT (urban rail) interchange — the Putrajaya and Kajang lines.
  • Green by default. Towers carry LEED or GBI (international and Malaysian green-building) certification.
  • Policy. Qualifying firms can access Marquee Status — a multi-year tax-incentive package. †
  • Freehold residences — unusual for a government-led precinct, and a draw for owners who value permanent title.

For property buyers

  • Residences: freehold, compact, rental-friendly — a growth story as the finance workforce fills in. → KLCC vs TRX condos
  • Offices: fitted, plug-and-play Grade-A with incentives. → KLCC vs TRX offices

What to watch

TRX is still maturing. Residential yields are compressed today and projected to firm up as the district fills — a projection, not a promise. † As with any address, the unit and the entry price decide your outcome more than the postcode.

KLCC grew up around the towers. TRX was drawn around the train, the tax break and the workforce — a financial district built on purpose, not by accident.
