KLCC Condo Prices: What the Latest Data Can Tell You
Facts checked: 25 October 2026 · Jacky Yong, REN 77674
What the KLCC price figures tell you, and what they cannot
A KLCC listing may put one ringgit-per-square-foot figure in bold. Before treating it as the going price, ask which home it describes: what floor, what view, what condition, and what does the building charge? Start with a unit you could actually buy, then use the wider market figure as context.
NAPIC’s provisional Q2 2026 Malaysian House Price Index reports that its high-rise index for Kuala Lumpur Central was 5.0% higher than in Q2 2025 and 6.3% lower than in Q1 2026. These are two different comparison periods. Kuala Lumpur Central is a wider regional category, not a KLCC condo index or valuation for one building. The figures describe index movement; they are not current asking prices or a quote for a selected home.
Preliminary NAPIC index changes for the wider Central region, not a KLCC unit-price list or forecast.
Ask what kind of price you are looking at
When someone gives you a price, the useful follow-up is what it measures. A developer’s written SPA or list quotation, a subsale asking price and a recorded transaction are different things. The seller may change an ask, and it is not proof of what a buyer paid. A regional NAPIC index gives context, not the transaction history of the home you are viewing.
- For developer stock, request a dated written quotation for the actual unit and confirm what is included.
- For a subsale, compare the seller’s asking price with recent recorded transactions for genuinely similar units, if available.
- Compare like with like: tenure, built-up area, layout, floor, view, condition, parking and furnishing.
Now see whether the rooms fit your life
A 1+1 plan can look like an easy answer when you want a desk and an occasional guest bed. The “plus one” may not be a closed bedroom, though. Put the bed, desk or storage you need against the plan, then look at doors, windows, air-conditioning and which furniture is included.
Same floor area, different way to live
At The Conlay, brochure plans A1 and B1 are both 743 sq ft, with one bedroom and two bathrooms. B1 marks a space “STUDY”; A1 divides the rooms differently. This is where equal floor area starts to feel different: if you work from home, the study may matter more, but it is not another bedroom and the plans do not imply the same price.

The drawings help you compare room use. They do not establish equal prices, available units or current furnishings.
See the complete Conlay plans →Once you have a layout in mind, the monthly cost keeps unfolding: maintenance charges, sinking fund, assessment, quit rent, insurance, loan costs and repair or fit-out work. If renting is part of the plan, use comparable evidence and leave room for vacancy and operating costs. A gross asking rent is not a promised yield.

When a different area may fit better
If you want a central base but spend more of the week elsewhere, another district may make more sense. Compare actual buildings, routes and room plans. That is separate from deciding whether one KLCC unit is fairly priced.
For a rail commute, follow the walk you would really take: from your station or drop-off point to the home’s lobby. Suria KLCC’s directions explain the route from KLCC LRT station to the mall, but a residence may sit along a different path. Try it at the time you would normally travel.
From market figures to a home you might choose
You do not need a unit link to begin. Tell me who would stay and what needs its own room; if you already have a building in mind, add it. We can start with suitable plans online, then check current unit details before agreeing what is worth viewing.
