After How Many Years Does RPGT Drop or Hit Zero?

RPGT is the tax on the profit when you sell a property. You have probably heard it “goes down the longer you hold.” True — but people get the timing wrong, and that mistake can cost real money at the sale table.

Here’s my read: the rate is highest in the early years and steps down as you cross certain holding-year marks. The two things that decide your number are how long you held it, and what kind of seller you are.

How the “years” actually work

The clock does not start when you feel like it. It runs from the date you bought (the date on your purchase agreement) to the date you dispose. So the first thing to get right is your real holding period — count from the paperwork, not from memory.

As that period gets longer, the rate drops in steps. Whether it ever reaches zero depends on your seller status — a Malaysian individual, a foreigner, and a company are each on their own ladder, and they do not all bottom out at the same place. So “does it hit zero after X years?” has no single answer; it depends on which ladder you are on.
